Notice period for Section 21 (Wales)

Hi,


We have not yet received an official announcement. However, we understand that from 25 March 2022, notice periods in Wales will revert to pre-pandemic levels.


The length of notice will revert to two months for section 21 and 14 days for section 8 rent arrears.


The Coronavirus Act 2020, which introduced the more extended notice periods, is set to expire on 24 March.


From 15 July 2022, everything changes under the Renting Homes (Wales) Act 2016, and some notice lengths increase again to six months for new contracts issued on or after that date.


Note: existing contracts that are periodic and converted on 15 July 2022 will retain two months’ notice whilst that periodic contract remains.
